Block Management for RTM Companies and Freeholders: Take Control with MyEstate

Take Control of Your Block’s Finances with MyEstate

Managing a block should not mean constantly chasing your managing agent for updates, invoices or answers about where the money has gone.

At MyEstate Luton, we work with RTM companies, resident management companies and freeholders to bring clarity to block management. Whether leaseholders have taken control through Right to Manage or a freeholder appoints us directly, our approach is the same: transparent fees, clear communication and fair treatment.

We have helped leaseholders and freeholders regain oversight of their buildings and finances, making it easier to understand expenditure, plan maintenance and manage the block within its means.

Working fairly with RTM companies and freeholders

Good block management should protect the building and respect everyone’s rights and responsibilities.

For RTM companies, we provide practical management support so directors can oversee the building without having to organise every repair or chase every contractor themselves.

For freeholders, we help manage communal services, maintenance, finances and applicable compliance requirements, while keeping leaseholders informed.

In every case, the leases and applicable legislation guide how responsibilities and costs are allocated. We explain the position clearly and apply it consistently.

Less chasing, better access: your online portal

Your time matters. You should not have to repeatedly telephone or email your managing agent for routine information.

Our online portal gives you a place to log in and access the information and documents made available for your property or role. Relevant statements, reports and management updates can be kept together, making them easier to find when you need them.

Access is allocated appropriately, keeping individual account information separate from documents shared with the wider block.

The portal supports direct communication with our team, helping reduce unnecessary chasing and giving directors, freeholders and leaseholders better visibility of their building’s management.

Considering Right to Manage?

Right to Manage, commonly called RTM, allows qualifying leaseholders in England to take over certain management responsibilities through an RTM company.

You do not have to buy the freehold or prove that your current manager has done something wrong. Eligibility requirements apply, and the correct legal procedure must be followed.

MyEstate can help you understand the practical steps, coordinate with your appointed RTM specialist or solicitor, and prepare for the management handover.

You do not need to pursue RTM to work with us. If you are a freeholder looking for a more responsive managing agent, or an existing RTM or resident management company reviewing your arrangements, we can help.

Clear management fees from the outset

Before signing, you should know what our management service includes and what it costs.

We agree a clear written management fee for the defined service, fixed for the agreed contract term. Any separately chargeable services should be identified in the agreement, together with how they would be authorised.

For the agreed scope and contract term, the management fee is the fee you sign up to. Any proposed changes at renewal should be explained before you agree to them.

An honest approach to service charges

Our management fee is separate from the building’s wider running costs.

Insurance, communal electricity, cleaning, gardening, repairs and necessary safety works may all form part of the service charge, subject to the leases. Those costs can change.

We will not promise that your total service charge can never increase. What we offer is clear budgeting, scrutiny of expenditure and an explanation of what you are being asked to pay.

Where reserve or sinking funds are permitted, they should be used in accordance with the leases and supported by clear records.

Practical support for your block

Depending on the agreed management service, our work can include:

  • Reviewing available accounts, budgets and existing arrangements.

  • Coordinating the handover from an outgoing managing agent.

  • Organising communal maintenance and contractor attendance.

  • Supporting applicable safety inspections and compliance requirements.

  • Preparing financial reports and individual statements.

  • Keeping relevant documents and updates accessible through the portal.

  • Helping directors and freeholders plan expenditure and address outstanding contributions.

Our aim is to save you time, reduce avoidable administration and help you make informed decisions.

Better control without neglecting the building

Saving money should come from managing expenditure properly. Delaying essential repairs or safety work can create larger bills later.

We help identify priorities, plan maintenance and balance affordability with the building’s condition and legal obligations. Where required, major works must follow the appropriate consultation process.

Changing managing agents or acquiring RTM does not guarantee lower costs. It should provide an opportunity for clearer accountability, better communication and more effective management.

Clear fees. Fair treatment. Your block’s information within reach.

Services and portal access depend on the agreed management arrangements. RTM eligibility and responsibility for costs depend on the building, the leases and applicable legislation.
