Understanding the Real Problems in Block Management
Yesterday I spoke about why I started looking seriously at the block management industry and the opportunity that exists within it. Today I want to focus on something that quickly became clear during my research – the biggest problems leaseholders face with their managing agents.
Most people living in flats don’t choose their managing agent. The agent is appointed by the freeholder or residents’ management company, and once they are in place, they can remain there for years even if the service is poor.
After speaking with leaseholders and reading countless reviews, the same frustrations appear again and again.
Poor Communication
The number one complaint is communication. Leaseholders often feel ignored. Emails go unanswered, calls aren’t returned, and updates about works or finances can be vague or delayed.
When people are paying service charges that can run into thousands of pounds a year, they expect transparency and responsiveness.
Lack of Transparency
Service charge accounts and budgets can be confusing for residents. Many leaseholders say they struggle to understand where their money is going.
In some cases, managing agents provide minimal breakdowns of costs or delay providing financial information.
Transparency builds trust. Without it, frustration grows quickly.
Slow Response to Repairs
Maintenance issues in blocks of flats can affect dozens of residents. A leaking roof, broken lift, or faulty fire alarm isn’t just inconvenient — it can impact safety and property value.
Yet delays in organising contractors or approving works are a common complaint.
The Opportunity
These problems highlight something important: there is a huge opportunity for managing agents who focus on service.
