Leasehold Block Management with Clear Reporting

Leaseholders should be able to understand how their building is managed, what work is planned and how its budget is spent. MyEstate provides day-to-day block-management support for freeholders, Residents' Management Companies and RTM companies within an agreed appointment.

Managing the shared building

Our service can include budgets, service-charge demands, monitoring payments, financial records, routine inspections, contractor coordination and communication with directors and leaseholders. Insurance arrangements and safety assessments are coordinated where they form part of our appointment.

The leases and applicable requirements govern how costs are allocated and recovered. We explain the proposed budget and keep a record of authorised expenditure. Inspection frequency, meetings and reporting arrangements are agreed in writing.

Planning for expenditure

Buildings need more than reactive repairs. We help identify maintenance priorities, obtain quotations and discuss reserve funding. Where major works or consultation requirements arise, the appropriate process and any specialist support must be considered before commitments are made.

Our charges

Management is £250 plus VAT per flat per quarter (£300 including VAT). A proposed £100 quarterly reserve contribution is separate from our fee and subject to the lease and agreed budget. Building running costs and specialist professional services are additional.

We can provide administrative support with building records and queries within our appointment. Lease extensions, freehold purchase, disputed lease interpretation and legal proceedings require separately instructed specialist advice.
