Damp and Mould: Report It, Investigate It, Resolve the Cause
Damp and mould can affect health and damage a home. It needs proper investigation. Painting over a stain or repeatedly cleaning mould will not resolve an underlying leak, building defect or ventilation problem.
What tenants should report
Tell us where the problem is, when it started and whether it returns after cleaning. Include photographs, any leak or water staining, heating or ventilation faults, and whether anyone in the household has a health condition that increases the risk.
Use the repair-reporting route for your tenancy and contact us promptly if the problem is worsening. If the situation presents an immediate threat to life, call 999. For urgent property concerns, call 07305 056452.
How we support managed properties
Within our property-management service, we can coordinate an inspection by a certified damp specialist to investigate likely causes and provide a report with recommended repairs and prevention measures. Remedial works and additional specialist reports are separately quoted unless agreed otherwise.
The assessment may consider leaks, rain penetration, insulation, ventilation and heating. We do not assume the occupier is responsible simply because condensation is present. We explain the findings, seek the necessary authorisation and coordinate appropriate next steps.
Practical precautions
Use working extractor fans and ventilation where safe, avoid blocking vents and report defective heating or fans. Do not disturb extensive mould or attempt treatment that puts your health at risk. Seek medical advice if you are concerned about symptoms.
For landlords and leaseholders
Keep a record of reports, inspections and actions. Where a cause involves shared building fabric or communal systems, the landlord and block manager may need to coordinate. Practical prevention advice does not replace the duty to investigate and remedy relevant defects.
