A clear summary of payments that may apply during a tenancy. All charges are subject to the Tenant Fees Act 2019 and will only be applied where lawful.
Holding Deposit (per tenancy)
Reserves the property while referencing and tenancy arrangements are completed. The deposit may be withheld if any relevant person, including a guarantor, withdraws from the tenancy; fails a Right to Rent check; provides materially significant false or misleading information; or fails to sign the tenancy agreement and/or Deed of Guarantee within 15 calendar days, unless another deadline is agreed in writing.

Covers damage to the property or defaults by the tenant during the tenancy.

Unpaid Rent
Interest may be charged from the rent due date until payment is made. It will not be applied until the rent has been outstanding for more than 14 days.
Lost Keys or Other Security Devices
Tenants are responsible for the reasonable cost of replacing lost keys or security devices. If locks must be changed, the reasonable cost of a locksmith, a replacement lock and the necessary replacement keys may be charged. Where extra work is required, a charge of £15 per hour (including VAT) may apply. If a MyEstate employee must attend with spare keys after a tenant locks themselves out, a £36 fee (including VAT) may apply, subject to time and distance travelled. Charges will reflect the reasonable, evidenced cost incurred.
Variation of Contract (tenant's request)
Covers the cost of taking the landlord's instructions and preparing and executing new legal documents.
Change of Sharer (tenant's request)
Covers the cost of taking the landlord's instructions, referencing the new tenant, completing Right to Rent checks, updating the deposit registration and preparing and executing new legal documents.
Early Termination (tenant's request)
If a tenant asks to end the contract early, they may be responsible for the landlord's reasonable re-letting costs and the rent due under the tenancy until the replacement tenancy starts. The total charge will not exceed the rent outstanding for the remainder of the tenancy.
