Day-to-day management with clear accountability:
Our agreed service can include rent collection, landlord statements, tenant communication, repairs coordination, inspections and access to important property documents through our online portal. We explain the scope before you instruct us, including which tasks are included and which need a separate quote.
We help organise relevant safety certificates, tenancy records and licensing information, and flag matters requiring action. Contractors and specialist professionals are instructed within the agreed authority. Inspection frequency and spending limits are set out in your management agreement.
Clear fees:
Our standard residential management rate is 10% plus VAT, equivalent to 12% including VAT, charged monthly on the basis specified in your written agreement. The one-off letting-with-management fee is 35% of the first month's rent plus VAT, equivalent to 42% including VAT. Other services and third-party costs are shown on our Fees and Charges page or agreed separately.
Moving from another agent:
We can review the existing arrangements, identify the documents needed and coordinate an agreed handover. Any notice obligations under your current contract must be checked before the change.
